Lead and Asbestos

 

The law code 176 “prevention for lead and asbestos” mentions that a report stating the occurrence or absence of building materials containing lead or asbestos has to be joined to selling and buying engagement or act

Gaz Diagnosis 
 

From November 1st 2007, a “gas diagnosis” is required for any sale operation regarding all properties with living use where gas installation is more that 15 years old.

This condition of the inside gas installation which validity is limited to 3 years includes : the condition of the fixed heating water heating apparatus or implementing a thermal gas-fed engine; the condition of the fixed feeding pipes and their accessories; the fitting of premises where gas apparatuses are functioning, letting ventilation of these premises and evacuation of combustion compounds.

It's due to prevent some risks associated with gas use (leak, fire, intoxication...)

Carrez Law
 

The 18th of December 1996 law, called “Carrez law” went into application on the 19th of June 1997. These days, the mentioning of surface is compulsory in any sale's act and sale's engagement. Lack of this can lead to cancellation of sale.
Furthermore, the buyer can get a financial compensation equal to the surface mesurement if the true surface is lower than more than 5% of the ones mentioned in the sale's act (or engagement).

Are excluded: ( cellars, garages, parking spaces ( open or closed), plan sales ( subject to the law article No. R261-13 of the building law code), land intended for building and private houses.

Electricity Diagnosis
 

From February the 1st 2009, in case of selling a property, it is necessary for the seller to provide to the buyer a condition report regarding the electrical installation if this one is more than 15 years old.
Based upon the whole of the electrical installation of the premises with living-in purposes, this diagnosis has to be no more that 3 years old and be attached to the technical report ( annexed to the sale's act ot engagement)

DPE
 

The DPE ( Energy performance diagnosis ) introduced on November the 1st 2006 and set in a wish of cleaner and lasting environment has to be done when selling a property ( house, flat)
